Selby Local Plan: Release Your Land’s Potential

On 17th September Selby District Council gave its approval for work to begin on the preparation of a new comprehensive Local Plan for Selby District, utilising the work and evidence base that has already been undertaken in the area. But what does this mean and how does this affect you if you own land in the North East?

Whilst the Local Plan is still in the stages of development it is important that you are supported throughout all consultations and stages.

The preparation of a new Local Plan will help to ensure that the Council has a robust development plan for the whole District, prepared in line with with current national planning guidance (as seen within the National Planning Policy Framework). This new plan will aim to reflect the Economic Strategy and Corporate Priorities of the local area, providing an allocation for specific sites and sets out the policy framework for decision making up to 2040. A revised Local Development Scheme sets out the timescales for the preparation of a new Local Plan and can be seen here.

The Selby Local Plan will set out the developments and infrastructure communities need, and should include policies to deliver:

  • Housing, including affordable homes;
  • Retail, leisure and other commercial development;
  • Energy, including from renewable sources;
  • Education, police, health and community facilities;
  • Infrastructure for transport, waste, energy, telecoms, water supply and sewage treatment;
  • Protection and enhancement of the historic and natural environment, including landscape, open space, wildlife, listed buildings and archaeology; and
  • Protection of homes and property from flooding from rivers and the sea.
